While I highly recommend hiring your own team members, as I have done, I know this is not for everyone.
I always recommend hiring for your busiest hours first. Think about when you get the most check ins, the most check outs, the most messages, issues, complaints, etc.
This can work for many of you, BUT it still leaves you partially responsible for your slower shifts.
And if I’ve learned anything over the last 7 years building and managing over 25,000 guests in my own portfolio it’s that, you have to be ready to expect the unexpected.

It’s bittersweet.
Sometimes notifying you of a deserving reservation ready to fill your piggy bank but sometimes… letting you know the toilet is not doing its job and something needs to be fixed.
So again, while I highly recommend hiring your own team because that will allow you to earn more and invest more, it’s not for everyone.
Challenge #1 Hiring your own full-time team is not always financially feasible.
If you are offering a fair position, then its going to take a minimum of five full-time receptionists to keep your properties covered 24/7. And if you want to have less team members to save some money and expect them to be on call 24/7… believe me, that’s not realistic or a long term strategy.
So… unless you’re properties are making thousands of dollars a night or you already have a large portfolio, this probably just doesn’t make since.
Challenge #2: If you hire your own full-time team then you are going to have your own full-time team to take care of! In other words, you’re going to have another full-time job. A team that requires time off, a team that get’s sick occasionally, a team that like all of us, needs time off from time to time.
Many of us also enjoy our current jobs and don’t want another one—my brother for example, loves designing networks at Intel.
Many of us love spending time with our families.
We love taking the weekend off and catching some fresh air at the nearby park without interruption.

We use the best of our resources with your local contacts to ensure that your properties are performing ahead of the pack all while ensuring consistency and accountability using the industry’s best software platforms.
We can’t turn lemons into lemonade if the lemons aren’t ripe; If your property has a lot of deferred maintenance then you will receive bad reviews and your property will not perform well—there is nothing we can do about that.
Our ideal partner is one that has put thought and care into their property and has trusted local housekeeping contacts or companes we will communicate with regularly. Equally important is a trusted maintenance contact with whom we hopefully only need to call on those rare occasions 🤞🏻
Tim, our CEO, has become an expert at managing properties remotely—he’s been doing it for almost 7 years with the existing Midtown Stays portfolio. Throughout that process he has developed and perfected systems (along with a fabulous team) to handle almost all aspects of the guest management process with short-term rentals.
Those same systems ensure higher returns and less issues than the average short term rental. But a successful short term rental still requires a trusted housekeeping crew and person to call in times of maintenance issues. Midtown Stays will handle the whole reservation process from marketing to checkout to performance monitoring but we will still rely on you to provide us your professional contacts.
We will provide the templates and instructions for your contacts but if they can’t get the job done then… unfortunately, either can we. We charge a less than industry standard fee, saving you an arm and a leg versus traditional management options, but we still hold you responsible for this one important piece. You are our partner and we are in this together, so with our advice and direction, we know your property will be a success just like our existing Midtown Stays portfolio!
We encourage all of our partners to let us know what minimum daily rates they are comfortable with and to have a basic understanding of how they arrived at those prices. Part of our onboarding process is to also review your properties and provide you our professional opinion.
But ultimately the pricing will be up to you and we will allow you to edit your prices at your convenience without disrupting our management processes. *we always recommend using a dynamic pricing software and will provide recommendations during the onboarding process*
Your property will be visible and available on the top online travel agency websites including: Airbnb, VRBO & Homeaway (which includes Expedia), Booking.com (including Kayak, Agoda, and dozens of other affiliates) and our own internal website www.midtownstays.com where we will work to prioritize your reservations earning you more money and costing our guests less. Your property will be diversified and have far greater exposure than the average short-term rental.
We will also provide you with physical marketing materials to place in your properties to direct guests back to our direct booking website. We will do direct marketing to attract repeat guests after we have collected their personal email addresses.
Of course, it’s your property and we want you to enjoy it! That’s what life is all about. We will provide you with an online owners portal where you can login at any time to view current reservations and block calendar days for your own personal use.
We only ask that your stay is treated exactly like a guest stay and that the property is professionally cleaned afterwards so that it is spick and span and ready for the next guest.
