Exactly as advertised. Just a phenomenal unit in a great central location.
Great location for walking to most all downtown sites, bars and museums. Keep in mind that closeness can also mean some late night parties down the street, etc. so don't expect extreme quiet. The neighborhood felt safe and loved having the convenience of several good restaurants nearby as well. Do pay attention to the point that there is no elevator and the unit is on the 3rd floor if you have issues climbing stairs.

This was one of the best Airbnb experiences I’ve ever had. It was in a great location in a fun (but not crazy) area near bars, restaurants, and historic sites. The apartment itself was well furnished, nicely decorated, clean, and comfortable. And, communication, check-in and check-out were a breeze. All-in-all a great experience.

We chose this property kind of last-minute and we were a little anxious since we didn’t spend a lot of time on our decision. I could tell that our stay would at least be nice by the communication upon booking. We found the property and our dedicated parking spot easily. We found that the flat was clean and bright with plenty of room. One of the mattresses was too firm for us but the other was ok; we both ended up sleeping very well on it. We didn’t have any complaints regarding noisy neighbors but it may be worth noting that a party bus drives by the flat at least on the weekends. We were not bothered at all by this. The flat was in walking distance of so many restaurants and sights of interest that we didn’t move our car for 2 days; we just walked everywhere! Thanks to the owner and property managers for a great stay.
If your looking for a modern styled place this is definitely the place for you! My friend and I really enjoyed our stay. The only problem we had was with the heat… Our heat did not work for 2 out of the 3 days we stayed there. The host communicated with us about the issue quick but the problem was not solved until our last day there. Wish we could had some type of compensation for our cold nights. Overall the place is nice and for the most part a great stay !

My mom and I enjoyed our stay in Memphis at Tim’s place. Checking in and out was a breeze, and the apartment was very clean. The location is great, we were able to walk to almost everywhere we wanted to go. It is located downtown so it was a little noisy at night, but the host thought of everything and provided ear plugs and a sound machine in each room. Would recommend this location if you’re looking to stay at a place near downtown!

This place is PERFECT. We loved the location, easy access to everything. The place was super super clean. The only place we drove to was Shelby Farms and the Zoo, everywhere else we walked. Multiple restaurants surrounded us, my husband walked down for drinks and desserts to bring back after our little one went to sleep. Great place!
This place rocks. It’s cool, clean and comfortable. Within walking distance to great food (South of Beale downstairs has the best fries). Tim and company were communicative and made sure we had everything we needed.
This is a really great location, and is a comfortable size. Our hosts were very responsive and communicative, but we did have some issues with the rental that they ultimately could not solve and did not offer to remedy in any way. We were unable to get hot water for more than 5 minutes at a time during our stay. We ran into another couple staying in the building in the hall and they said they were having the same issue. The outlets also could not handle a standard curling iron without blowing a fuse. Cleanliness was also a bit of an issue: neither bed had a fitted sheet on it, and the floors were so dirty they were sticky.
The apartment was excellent and quite comfortable for our family of four. The location was awesome. Several restaurants within walking distance. Communication was excellent before and during our stay. I would definitely recommend friends to stay.

We had a great family break staying here. The condo was perfect for us. It was modern, had everything we needed. We were able to walk out the door to some cool restaurants, coffee shops, bars and boutiques. We’ll definitely stay again whenever we get back to Memphis.

This apartment is in a great location! Walking distance to Beale St., the Civil Rights, Museum, the Blues Museum, Central BBQ, Gus’s Chicken, and so many other things. We felt very comfortable. You have your own parking spot. It is not gated, but it is off the street. There were plenty of pillows and towels. The air conditioning worked great and that was important as hot as it was while we were there. We had a good time and always love visiting Memphis.
Great location. Noise was not an issue. The space was clean and comfortable. One of the outlets in one of the bedrooms shorts out, but an easy thing to avoid. Great communication by Tim and the team.

We enjoyed our stay! We were able to walk to many places…Pearl’s Oyster House followed by dessert at the Cutie Cupcake across the street! Walked to AutoZone Park for a redbirds game. Then went near Beale Street to have dinner and drinks at The Flying Saucer. So the location was perfect!
The room itself was clean and very cute. Coffee pot was not working, but we found a coffee shop very close to get coffee at! You are able to see everything going on from this spot, as it’s at the front of the building on the third floor.
Pretty quiet and calm during the day, but we could hear a lot of what was going on in the streets through most of the late evening/early morning. There are ear plugs and a sound machine left for guests which helped!
Lots of towels, washer and dryer, iron, blow dryer all accessible for guests to use. That was nice!

Perfect location for any tourist visiting Memphis. It’s right on Main Street and within a 3-15 min walk of literally every major destination from the Civil Rights Museum to the Bass Pro Shop Pyramid. Beale street is about a 2 min walk down the street and is surrounded by other great bars and restaurants. The apt was clear, comfortable, and spacious. Perfect for 2-4 guests.

Very cute apartment in a great location in downtown Memphis! It is a little noisy but they provide ear plugs and sound machines to accommodate for the noise outside. The noise outside is just normal downtown noise!

Tim’s place is dope and veryyyyyy clean! Like, really clean! It’s spacious for up to 2 people in my opinion (I don’t like a group of people) and definitely a great stay for 1 person who is looking to get away.
Tim’s condo parking space is right by the building so that’s extremely great! At night, that part of the parking lot is lit up like a police station (the lights are bright). Now this part has nothing to do with Tim. If you’re bringing a lot of bags, there is no elevator, at least I didn’t find one… so yea…gone and get that workout in lil baby.
Outside noise during this weekend was heard but it wasn’t crazy loud. Restaurants are not far to walk at all.
I wouldn’t mind staying here again! Great job, Tim!

This apartment could not be more perfect for a visit to Memphis.
Walkable to many of the downtown attractions like Beale, the restaurants up and down Main St in both directions, and very close to the powerful and very well done Civil Rights Museum. A few coffee shops around as well but my advice is go straight to Hustle & Dough every morning. Getting around was easy with the trolly going right by the place and the Bird scooters everywhere.
The place was clean and appointed like a hotel with fresh white towels and a stocked little coffee maker. Super easy to get in and comfortable, it was a great stay.
Only thing that could turn some travelers away was the noise on the street at night. We personally loved it but if you prefer quiet, the weekends might be a little loud outside for you.
Perfect location in Memphis. Very nice place. It is on the main street and it can get a little loud on the weekend but not that big a deal. Three fights of stairs just as an fyi. Will book again when in Memphis again.
Tim’s place is great. Very near manny if the great attractions Memphis has. Only a short walk to Beale St. and only a block or so from the Civil Rights Museum. I’d recommend this to anyone and we’ll definitely be back.

Honestly, I was surprised at how nice is this place was.
Deco very nice BUT DIRTY, LACK of HOT WATER-beyond 5 min & Be prepared for a toot toot trolley not mentioned in description-it runs till 1200 am daily & 1 am on wkend & Noise fr party goers walking streets very loud along w/emerg vehicles that constantly pass. Food crumbs on carpet areas in living rm hairs all over bathrm fl & a WAD of hair on bed sheets. goey, sticky bbq or ketchup on wicker table in living rm.
Elec didn’t work in living rm, apparently breaker trips freq yet no mention of this anywhere. A booklet on site w/house info would be helpful .
Noise level was high/unable to sleep 1st night along w/feeling very uncomfortable fr food crumbs all over floor made me unsure if anything had been cleaned. We ended up leaving late eve after contacting Tim & asking for ref for one night d/t so many issues. He refused saying we had to report issues w/in 1st 2 hrs of ck in. There would be no way to know all these prob on ck in. Outside of cute deco very disappointed.

We were very pleased with the location. As well as the place itself. The spotless condition , and all the local recommendations where spot on. Although with much to do in the area we didn’t really spend much time in doors but coming back at the end of the day or waking up with coffee was just what was needed.

This property is in a great location and the owners are prompt with their response. However, this place was incredibly dirty and the management did not feel the need to make this right with us. We arrived at the property late the first night then immediately went out to explore Memphis the next day. We didn’t notice how dirty the place was until late the next day. Within just an hour of walking around in the unit we all noticed that our feet were covered in dirt, totally black! We tried to deal with this on our own by just wearing socks but those also became gross and black due to the floors. We traveled with 2 young kids and felt gross with them playing/sitting on the floor. Along with the dirty floors, there was a dirt mark on the sheets, the bedroom light didn’t work, stains on the living room rug, smudges all over the glasses and dishes, dust and dirt all along the corners of the walls throughout the whole place. The air conditioner was incredibly loud but we had to keep it blowing because the 2 bedroom stayed really warm. It was almost like the ac unit didn’t reach the 2 bedrooms. My daughter woke up covered in sweat! Prior to writing this review we’ve been in close contact with the management to see if they’d make this issue right so we didn’t need to leave this very real review. Because we didn’t report the issue within 2 hours of staying there they said they couldn’t validate our concerns. They asked for pictures but still claim our issues are not true. Such a shame!
The property was very nice, convenient and comfortable. I have zero complaints about anything under the control of the property owners. However, the street it is located on has a major street racing problem. Every night we were awaken in the middle of the night by the sounds of street racing and cars making skid mark donuts in the middle of the street.
Everything about it was easy and comfortable: the accommodations; the neighborhood; the walking proximity to sites, the river, restaurants, etc. We settled right in and got to know Memphis. The exposed brick gives the space loads of character and all of its appointments feel new.
This property was exactly as advertised - clean, bright, spacious and thoughtfully furnished. It is located in the thick of the Arts District and close to many of the main attractions of Memphis. It’s lively at night, but not outrageously so, and the ear plugs, eye masks and white noise machines for each bedroom more than took care of any issues we might have had. The parking spot was great to have, as well.
We definitely would stay here again.
Really enjoyed this rental. It was an easy check in and the apartment has everything you need. I cooked a few meals and they had everything I needed.
Location to downtown Memphis couldn’t be better. I will say that at night it can be noisy with loud music and loud cars but they provide earplugs!!!

Beyond typical descriptions (beautiful, great location) what Tim provides is insight into the neighborhood itself. There is a list of restaurants along with descriptions and walking distance from the room. If you don't go to Slider Inn, you are only hurting yourself and it's a minute walk away. There are also a lot of new places in the area (Dominicks Distillery, Wiseacre Brewing) and places that have some history to them (Arcade Diner, Ernestine & Hazels) and you could literally eat, drink and listen to music without ever leaving the immediate area. There are also several museums in the immediate area and, if you're willing to take a short Lyft or Uber ride, there is a thriving restaurant and craft brewery scene. A short ride or a slightly long walk puts you on Beale Street. If you're coming to Memphis that's a definite destination. Another Lyft or Uber ride will get you to the Stax Museum, a definite for any fan of the 60s and 70s Soul music scene.

Positive: The apartment was beautiful and roomy, having bedrooms on separate sides of it. Close walking distance to restaurants, boutiques, and trolley.
Negative: Weekend night was horrible 😫. Local young people hang out, race their cars, and party loudly right by the apartment. They started at midnight and finally left at 4am. Other than that, it was quite and sleeping was great.
