Great location, cleanliness and communication. We could walk everywhere we wanted to. Tim and his staff were very quick to respond and gave great recommendations. Apartment is above a restaurant but it can’t be heard when you are really wanting to spend time in the place. We were out and about discovering Memphis most of the time and will have to go back sometime. Had a great weekend.
5+ stars!!! Central location, literally right in the middle within short walking distance to many hot spots. Apartment was clean and exactly as described. Right above from a restaurant that served the most delicious meal we had in Memphis. The hosts were attentive, consistently checking in (but not too much) to make sure we had everything we needed. Bed was super comfy (my husband actually said it was the night's sleep he had in awhile). There was a slight bit of chatter from the restaurant downstairs but it quieted down at reasonable hour and didn't affect our stay personally at all.
As fellow super hosts, we were excited for this stay. However, it was not disclosed these apartments are right on top of a busy restaurant and that basically it sounds like you are in one too into the night hours when you should be asleep. The heat works but we were without proper instruction on how to fix it for days and there were some basic cleanliness issues. The noise level takes the cake so if you are looking to relax and get away, this is not the place for you
A great place to stay when visiting Memphis! The apartment was clean and comfortable and had all the necessities we could possibly need. Reserved parking made the location convenient, but you're also within walking distance to so many great sites and places to eat! Will be back if visiting Memphis again!
Tim’s apartment was absolutely immaculate! Very spacious and has everything you could possibly need! Really great location, 5 min walk to Beale Street and some great restaurants nearby! It was quite noisy during daytime and evenings but this is made clear in the listing so we were expecting it, we didn’t spend much time at the apartment during the day and the noise stops around 11pm, ear plugs are provided anyway! Check in was super easy and communication was excellent! There’s nothing really to fault and we’d definitely stay here again if we come back to Memphis!
PROS: Great location, clean and nice apartment, fast communication from the hosts.
CONS: Heat didn’t work, paper thin walls, and most importantly your apartment will be filled with loud voices and loud restaurant music from 10am until about 12am.
They tell you about the restaurant and they give you a pair of earplugs by your bedside. I really didn’t expect it to be so loud in my apartment. I could make out every conversation downstairs (busy restaurant) and then hear the apartment above use the bathroom and every move they made.

Great location, well kept place. If you’re a light sleeper, you may struggle. We are pretty heavy sleepers and slept through the noise of the restaurant downstairs.
If you are looking for something walkable to most attractions and close to great food, the trolley line and Beale street without being right in the thick of it, this place is perfect. Super clean, safe and has everything you need. Make sure to walk over the Gus's Chicken. Best meal we had all week!!
The stay was great with an absolutely FANTASTIC location, BUTTTTT!!!!! This is a big but. There are a few dealbreakers that would potentially not make this spot a good fit for you.
So before I get into the positivities, please please, if the following mentions are something that you cannot stand, I would not recommend staying.
1) noise. The location is great, and that is because it’s right in the middle of the action! Specifically, right on top of a restaurant. The walls aren’t super thick or insulated so you will hear the diners until the restaurant closes (about 10pm or so). You can clearly hear their voices, and some walking/shuffling in the upstairs apartments. The host has earplugs and whatnot, but honestly if it is a big dealbreaker for you, then don’t do it. I personally sleep like a rock, so it didn’t bother me at all haha.
1.5) hard bed. On that note, the bed is also like a harder memory foam material, so if you like really soft mattresses or are a soft side sleeper, might want to take that into consideration as well. But again, I sleep like a rock (on my back at that) so I didn’t mind.
2) stairs. There are no elevators and the equivalent of about 1.5 flights of stairs to get up. If you have extremely heavy equipment/luggage, or cannot make it up stairs, then that is something to keep in mind.
Those are the two big things to me that I didnt mind, but might definitely impact your experience if you do. It can also be drafty inside, but the thermostat works well so just make sure to turn it on when you get in. The dedicated parking spot is AMAZING, and with a city so spread out as Memphis, it was nice to have my rental car easily accessible (and safely parked!). The location is walking distance to Beale Street (10min) and the National Civil Rights Museum and Blues Hall of Fame (5min). Although I didn’t visit it, the waterfront also seemed pretty close, maybe about a 10-15 min walk as well.
Inside, I enjoyed the updated washer/dryer (that didn’t stretch, shrink, or damage my clothes), the smart TV with loads of streaming services (I could finally watch movies on Disney plus!! Haha), and the shower was lovely. Tons of space in the bathroom.
Great location. Good value. The noise from neighbors and the downstairs restaurant is real, but I’m a heavy sleeper so didn’t bother me.
Staying with at Tim’s was great. We loved the place. The location cannot be beat and the bed was so comfortable. We also very appreciative of Tim letting us extend our stay when an emergency came up. Will definitely recommend!
Great stay. Other reviews (and the listing) were correct about the noise feom the restaurant downstairs. But it was almost like white noise, couldnt hear any actual detailed words. Just general restaurant noise. Didn't bither me at all. But if you are someone who is easily annoyed by that kind of thing, take note. But after 10 ish it was completely quiet.

The best feature about this apartment is the location! It's very close to downtown, many of the attractions of the city and the neighborhood has so much to offer. The communication with the host was smooth; he and the team were always quick to respond. We had a great time while in Memphis!
This particular unit does have a noise level during most of the day since it is right above the bar area of south of Beale. Otherwise an excellent location and I will be back!
Beautiful loft apartment just as the pictures advertised. Perfect location. Above a restaurant.. you may hear some noise … by 22.00 you hear nothing. Do not let this put you off. The place is beautiful.
I booked downtown at SOB, it was beautiful and located in a great place. This place had an issue with the AC wasn't working. He was very kind and relocated us to another place withiut question. The new location was midtown and equally as charming as the first.

We spent 3 nights at Tim's place and had a great time. The space was exactly as depicted, clean and spacious, with a super comfortable bed. The location really can't be beat - walking distance to all the downtown sites and a good selection of restaurants and bars just steps away.
Great central location close to Beale Street. Looked just as the pictures do. As a few people mentioned there is noise from the bar below but this did stop at 10pm sharp each evening.
This apartment is in a perfect location within quick walking distance of Beale Street, FedExForum, and many great restaurants & tourist destinations. The apartment was very clean, the bed was comfortable, and Tim & his team’s communication was excellent. We would definitely stay again. One note for those who go to sleep early: The apartment is above a restaurant that closes at 10, so it can get a bit noisy. However, a noise machine and earplugs are conveniently provided.

Pros: Beautifully appointed and great location--we were able to park the car (spot included) and walk everywhere.
Cons: The restaurant noise wasn't bad, and tapered off at a reasonable time for us. What was harder was the noise from everyone else, especially in the mornings--the walls are very thin.
I am not a fan of keyless entries when there is not staff on site--our keypad failed during our stay, where at one point we were locked out of our room. In their favor, the team was responsive and had a work around--but, I had to reach out 2 different times to lock and unlock our door--I've never had that happen in many airbnb stays.

The location was perfect for me, but one will hear constant conversations from the restaurant below. I reported no heat at 6:30 am, and they were able to resolve it in ten hours.

The listing is in a really great location, very clean, all the basics provided, pretty much everything you need to be comfortable! The walls are pretty thin, but a sound machine was also provided which did help cut down on sounds from other units!

Central location with key tourist spots a short walk away, and lots of restaurants for you to choose from. The apartment is 15-20 mins from the airport too and the host very responsive. Added bonus is the free car parking. I stayed in room 203. The noise from the restaurant was not a problem for me. (Staff generally arrive at 10:30am and leave around 11pm. You will hear their conversations) However, when combined with paper thin walls (I could hear the neighbours above me) and a plumbing system that means you may hear water rushing through the walls (especially when the neighbour above uses the bathroom), I wouldn’t advise staying in apartment 203 if you’re looking for somewhere quiet.
Very cool place! The place was clean and just as described. There was noise from the downstairs resturant but they closed at 11 so no big deal. I would stay here again! We did eat at the place downstairs and the food was great. There are several places within walking distance. Great spot to enjoy what Memphis has to offer.
We could not have asked for a better location! I loved waking up in the morning and making the 5 minute walk to Dr. Bean's coffee. Tom Lee Park was a 10 minute walk. Arcade for breakfast in the morning as well as some other restaurants very close. The apartment was clean and modern. We were able to watch TV at night to relax. The designated parking spot was perfect. Also the price was very reasonable. Tim was very attentive and we had zero issues. We will be back! There is restaurant noise but it didn't bother us.

Tim and his team were amazing hosts who was very kind, responsive, and helpful. When we had an issue with the heating or needed fresh linen, someone was there to remedy the issue quickly. As the listing says, the noise level from the restaurant can be an issue for those who are not a fan of noises, so take that into consideration. However, the place was in a great location and we appreciated the parking option as we were in and out visiting family and friends.
We went to Memphis for my wifes birthday. We went for the music. Unbeknownst to us the International Blues Competition was going on. We were a block off of Bealle St and everything it had to offer. The place was hteat and Tim was very responsive and helpful.
The pictures do this home no justice, absolutely beautiful and clean. Worth every penny and will definitely be returning.
Great place and Tim and his team are excellent. There is a restaurant/bar on the lower level of the building that does get loud but does add to the Beale st atmosphere.

This was our first visit to Memphis. The apartment is in a Great location! A short walk to Beale Street and the downtown area. It's cozy, comfortable and very clean. Parking is right beside the building with an assigned spot. Perfect spot for a Memphis getaway.

We absolutely loved this place! It’s right in the heart of Memphis, everything is walkable from here and it’s a lovely street with coffee shops and restaurants. The place looks exactly like on the pictures and it’s super easy to check in, Tim‘s always there to support and the free parking space was the added benefit.
Visitors should know that this place is right above a restaurant and the insulation is not great so the noise level is quite high - the opening hours are 11AM to 10PM so we found it didn’t bother us much since we were out exploring mostly during the day. It‘s quiet at night, from 10PM though and Tim even provided us some sleeping masks and earplugs just in case, which was so kind! I would definitely recommend the place if you’re visiting Memphis!
For being our first time in Memphis and had no idea how close Tim’s place was close to many nice restaurants walking distance. Felt safe walking during the day and evening. Easy walk to Beale street, Historial Museum, Memphis Boat Ride, coffee shops, grocery store.. Tim was very helpful and responded right away when I sent a message. The loft was. Wey clean and very comfortable. Short Uber ride to Graceland, Midtown and Sun Studio. I would definitely check into this beautiful clean property.

This apartment is in a great location for walking to restaurants, museums, and parks. The space is plenty of room for 2 people and the apartment was very tidy. Tim was responsive with all questions and we appreciated his restaurant recommendations. I would also recommend trying Green Beetle less than a block from the apartment. The restaurant below the apartment is indeed loud during business hours but no noise after 10pm so it wasn’t a problem for us. I would definitely recommend staying in this apartment for its great location and ease of access. It was very helpful that a parking spot is provided!

Great spot! Really spacious unit. It is above a restaurant, so can feel kind of noisy at times but it closes at 9PM so didn’t interfere with sleep. We enjoyed being so close to downtown. There are no paper products in the kitchen (paper towels, napkins, etc), so make sure you come prepared with that if you plan on cooking/eating frequently in the space. It was really nice to have a designated off-street parking space. We would definitely stay again!

Exceptional location- just a few blocks from Beale street and other local attractions, and the riverfront park should be finished soon. The place was spotless and very comfortable. But beware as Tim stated (as well as other guests) the noise from the restaurant downstairs is quite loud. If I’m back in Memphis, I’ll definitely get a 3rd floor unit.

Störend war weniger das Restaurant unterhalb, da wir zu den Öffnungszeiten selten da waren. Vielmehr störten die lauten Trittgeräusche von der Wohnung über uns. Daran musste man sich gewöhnen.
Sonst gab es überhaupt nichts zu beanstanden. Perfekter Ort zum verweilen.
# 1 - Yes, it's above the restaurant. If you're like me, I'm either at the place, walking around, or not back until after 9:30. The place gets pretty quiet by 9:40, and is dead silent by 10:10. Therefore, any noise wasn't a big deal. I would place more value on hearing the neighbors cough in the hallway than extraneous noise.
# 2 - the bed! It has to be a 'Purple'. VERY comfortable. I enjoyed the bed a lot.
# 3 - I've been working in the area for +1 year and I've been bouncing around Bnbs. This would be # 3 on my list. The downturn, I had was the parking. I just prefer the gated parking. Yes, it's very well lit, and there are several cameras, but it's just me. I felt safe at all times. However, this is right where I want to be, 7-minute walk from Beale, restaurants close, and it gets quiet early enough.

Stay was short, but exactly what was needed. There is a restaurant below the apartment that you can hear, but when closing time occurred was very quiet. Would definitely recommend and would stay at again for a short trip to the area. Tim was very helpful and kind.

Loved the location. Surrounded by shops and restaurants all in walkable distances. If walking isn’t your thing, you’re able to hop right on the trolley for a stroll downtown as well. Close enough to Beale Street to get the experience but far enough for some peace and quiet at night. If I visit Memphis again, I would definitely stay here again.

We were in town for a wedding and were looking for a convenient alternative to a hotel. This spot totally fit the bill. The property was clean; the south main neighborhood was super cute and the hosts could not have been more helpful/responsive. As other reviews have noted, it is a bit noisy due to the restaurant downstairs, but it quieted down by 10:30.

Perfect for a Memphis getaway! Parking right beside the unit and a great restaurant in the same building. Tim was in communication at all times and responded immediately if needed.
The main entertainment district is only two blocks away. Close enough to walk to, but far enough away to be quiet at night.

Tim was a great host, excellent communication! Location was fantastic and the apartment is efficient. We would book again, and we were in a second floor "loud" unit. The restaurant doesn't open too early and doesn't stay open late. The noise was not an issue for us at all, and it's also very convenient for a drink or some food. We recommend their bread pudding desert!
This apartment is in a great location, you can walk to everything downtown. The apartment itself is lovely and comfortable. There is a resturant below that serves lunch and dinner until 9pm. There is no sound proofing between the resturant and the apartment. Every word said in the resturant carries into the apartment and during dinner it is noisy. One morning the staff arrived to prepare for the day. They turned on music and it was like the speaker was in our apartment. Every word said by the staff was clear to hear. We phoned the resturant to ask that they turn down the music and could hear the phone ringing below us. No one answered.

We absolutely loved this apartment, location was great, able to walk to so many things, and we also enjoyed having a great restaurant, the SOB on the property. Communication with the owner was easy, he was very helpful and responded right away. If in Memphis again, will stay here.
Our stay was phenomenal! We were within walking distance to everywhere we wanted to go. Everything was clean upon arrival, and easy access. Parking was a little tricky at first, but figured it out pretty quickly. It's between the building and a restaurant next door. We will stay there again if back in Memphis! The apartment is just as it is advertised. If you want a private room, this is it - the view outside is a brick wall so nobody can look in. Other minor things - no paper towels and only one kitchen towel - could have been better.
We got into the apartment and got settled in. When we went to go out to dinner, we discovered the apartment door would not lock. After texting about the problem and getting a call, I described the issue in detail. They thought I wasn't locking it correctly. I even took videos of locking the door and they finally believed it was broken.
They offered to let us stay in another apartment for one night, which meant packing everything up and hauling it up another flight of stairs and then hauling everything back down the next day. They thought they were doing us a big favor but we had to do all the work. They refused to compensate the room. We decided to not move so we couldn't leave the apartment, even though they tried to convince us that our things would be safe.
A repairman came at noon and entered the apartment without knocking. He replaced the keypad lock with a key lock, which was fine. At the end of our stay, I asked if I should leave the apartment unlocked and put the key on the kitchen table since they said the apartment was so safe. I was to leave the key in the keylock but had to call to get the key code.
The apartment is as described. It’s very spacious and clean. It’s located on top of a great local restaurant and walking distance to many restaurants and bars.
I highly recommend the place if you’re in Memphis to explore the area and beyond. If you’re looking for a super quiet location and plan to mainly stay in the apartment, the noise that travels through the walls from the restaurant below can be bothersome until 10pm and starting back again the next morning after 10:30am.
They provide earplugs and eye mask and that helps. I kept classical musical playing to balance out the noise.
Other than that, the location is perfect. I really enjoyed my stay.
