this property is in a very quiet beautiful neighborhood not to far from downtown Memphis and other popular places to go if you are new in town only problem i had was with cleanliness. Tim and his team did a great job responding asap and trying to fix the problem communication was never a issue.They are good people to rent from.

My daughter and I stayed here for the weekend. It's a good place for the weekend. Felt safe with the gate and lock codes. The walls are thin so you hear next door some. It's an older man, but him and his friends get live on poker night. The host can't do anything for that, so nothing against him. Its close to some really great restaurants and shops. Cute little place. I had a problem with the lock code not working, but he quickly responded and had a backup for it. It was a great deal and we would stay there again.
I can not comment on the location relative to the city and things to do etc. as I didn't stay the following morning longer than I needed to. I had some trouble with the lockbox and at took some time to connect with a person to help me get in. I had asked about high speed internet as I needed to run a business meeting the next morning. The internet was underperforming. I found the cleanliness below my standards.

Tim’s place is central to Midtown, a close drive to Beale St., gated which provides extra feeling of security, very clean and a simple and cute layout. If we come to Memphis again to stay, we’ll definitely search for this place again.
Perfect spot. Safe and convenient and clean!
Midtown Memphis is a perfect spot to stay. Tim’s apt is part of that perfection. The refrigerator is quite spacious along with the kitchen being well equipped. The bed was heavenly. Even the futon was very comfortable. I’ll be returning to this spot on future trips.

When we arrived the place had not been cleaned. Roman was helpful in getting a cleaner over. Ivan was very nice and apologetic.

This is a clean, well-located apartment with enough space for a few people. It’s easy to get in and out, and in close proximity to lots of things to do and see in Memphis. Tim and his team communicated really well and made sure my brother and I had an enjoyable stay.

Tim's place is a cozy hideaway in a popular area of town. No need to Uber when you can bar hop just 2 short blocks away. I traveled alone and the security was top notch. The cleaning staff were friendly and very helpful in supplying extra supplies. I truly enjoyed my stay.
Couldn't be happier with my stay in Memphis. Tim's place was clean, cozy and had everything my partner and I needed. Being in a gated community was great and the location was excellent (I knew I had to stay close to Ardent Music and Shangri-la Records). Quick drive to tons of great shops/downtown. Also loved being close to Overton Park. Walked from the Airbnb to the park on our last night in town and it was wonderful.
Beautiful space! Its a little bit pricey but people should definitely stay here if its within their travel budget. Very clean and it includes a washer/dryer and coffee pot/grounds. I would however recommend people renting a car, because it is a bit difficult uber/lyfting around everywhere. Would definitely stay in the future

I stayed in Memphis for about a month in midtown. Awesome location, near a bunch of places nearby like Kroger’s, Starbucks, Hueys. 10 minutes away from Downtown. Whenever I had a question, I would receive a response/reply within minutes to an hour. Tim & his team really care about your stay and want you to fill full the Memphis experience when you stay in one of their cottages. I definitely will come back and choose this place. Thank you!

This cozy apartment is just right for 2 people and is in a convenient location to Rhodes College, Overton Park and all Midtown has to offer. Safely tucked inside a small gated community, the living room and bedroom are separated by the kitchen, each room has its own entrance door from the outside. The bed is comfortable, and we appreciated the amenities that made it feel like home such as the coffeemaker and all the supplies to make that first cup of joe in the morning. Tim and his team were great communicators, available for questions at any time even late at night and making sure we had everything we needed to know for a smooth check-in and a comfortable stay. I highly recommend Midtown Stays!

Clean apartment very conveniently located. Walking distance to Overton Square with many nice restaurants, coffee shops and things to do. The walls are quite thin so you will most likely hear your neighbors. The bedroom is right next to the door you enter the apartment through, and the outdoor security light seeps through the window- so I was glad to have a sleeping mask. My main complaint would be that there are no lamps in the apartment, so at night in the bedroom you have to either have the bright light of the overhead or sit in the dark. A bedside lamp would be a great addition!

Nice home, bit dated but has been done up well. As a female traveling alone - the location at night was a bit sketchy. It was very helpful that I was in a gated community. However, I'd be afraid to walk anywhere at night. The home while comfortable had a leaky kitchen tap (which the crew did say they will fix) which kept me up all nights. The dishwasher wasn't working but with one person I didn't have may dishes. For the price point it is a comfortable home. All the minor annoyances were deterred by the super friendly and helpful staff which was nice.

This is a cozy and comfortable space in Midtown. I was in Memphis for a 3-week work contract, and the location was perfect for a short commute where I was working both near East Memphis and downtown. A lot of good restaurants in walking distance for the evenings and weekends. I felt very safe throughout the stay.
The bed is very comfortable, and the shower pressure and warm water were fantastic! There are a lot of lights around the property which is helpful for security and visibility in the evenings, but be aware if you're a sensitive sleeper it may help you to bring a sleep-mask. It's an older building and the walls are thin; you'll occasionally hear the neighbors, but in the 3 weeks I was there it wasn't often. The most I really heard was the neighbors next door from the living room during the evening a couple nights, and noise was never an issue after hours.
Tim's team is very welcoming, responsive, and helpful; I had a small maintenance issue with the kitchen sink during my stay and they had it taken care of quickly and at no inconvenience to me.
I'd definitely book with Tim again next time I'm through Memphis.

Great location, convenient parking and excellent communication from the host and his team. Location felt very safe - and was super convenient to tons of restaurants/bars as well as the zoo/park. Like other reviewers pointed out the walls are thin, so definitely recommend a white noise app for your phone for sleeping - but we tried to be quiet at night and thankfully our neighbors were too. Great stay - would happily stay here again.
Nice, clean, in a good part of town
Overall we loved the place! It was a great value and a very safe location! Tim and his team also did a great job at decorating the place, and it's a great location to easily get around Memphis.
One thing to note: While overall the place was very clean, we found a few things that weren't including a dirty shower with an old razor left in it from someone else's previous stay (with hair in the razorblades), hair in the towels that was clearly not ours, and many items of garbage under the couch that was not ours and from a previous stay.
Other than that we loved the place! A very cute getaway in a very great city! I know Tim and his team will do the best to make sure you have a great stay in Memphis.

First visit to this particular location, but have stayed at a few of Tim's other spots and this was right in line. Clean, all-you-need spot in the middle of Mid-town, it is walking distance to Overton Park as well as the shops and restaurants on Madison.
Tim and team are quick, friendly, and efficient in their communication, which leaves nothing to chance.
Highly recommended.

My wife and I stayed here for a week, and everything went well. The apartment is a bit small but perfect for couples. The majority of restaurants and grocery stores are within a 5-minute drive.
We did face some concerns, though. For some reason, the dishwasher was not working as expected as it took longer to complete a wash cycle, and still, dishes were not clean. Due to this, we had to hand clean the dishes. The couch in the living room was not comfortable at all as well.
Keeping these concerns aside, overall, it was a good experience for us, and everything is managed pretty well.
The location was great and the place was a nice size, but I didn’t anticipate how dusty and dirty the place was. It smelled like a thrift shop. Dead bugs in the window seal, weird stains on the walls and doors, and a serious squirrel in the attic issue. Those pesky squirrels woke me up so early every morning. For how much it cost, I don’t think it is worth the stay. If you do stay, pack ear plugs, fabric spray, and some allergy medicine.
This is such a great little gem, walking distance to so many Midtown hotspots. The apartment is very clean, comfortable, and very safe with the gated property. I would highly recommend this place for a trip to Memphis!

Quiet little place with plenty of security features if that's something important to you. I needed some quiet time to work and de-stress. It was perfect.
To be honest, I would not recommend this Midtown Stays rental. The first issue we noticed was with the squirrel living above the bedroom, it woke us up early each morning and was very noisy throughout the day. Even more frustrating, previous reviews mention this issue and it remains unaddressed. Living room furniture was not comfortable. When we a asked about a missing item in the unit, Midtown Stays staff responded quickly and promised to bring one by - but then never showed up.
This rental could work for people who are visiting Memphis for the weekend and plan to spend very little time in the unit. We were working remotely and did not find it to be a comfortable stay. We did appreciate the gated security around the units/parking area.
Go ahead and book already! Tim's place checks all the boxes: clean, cute, comfy bed, safe, quiet, great AC, hot shower w/great water pressure, and excellent location! The coastal/boho vibe is so welcoming and the space has everything you need. We received thorough details about our stay and prompt responses to questions we had. Positive: Mitten in Memphis liegen die Ferienwohnungen. Es ist keine besonders gute Gegend (wie ganz Memphis). Soweit war alles da, wie versprochen. Für ein paar Nächte um Memphis anzusehen, ist es zu empfehlen.
Negative: Leider nicht ganz sauber, mich stören aber ein paar Haare und Glitzer auf dem Teppich nicht. Nur ein Nachttisch und Steckdosen nicht am Bett. Die Klimaanlage hat mehrere Stunden zum abkühlen gebraucht. Alles nur Kleinigkeiten, daher insgesamt gut und zu empfehlen.

This property was in a area close enough to the hospitals and behind a security gate which helped me feel safer. It was perfect for our needs while our son was in the hospital. The property manager was quick to respond to questions and easy to work with to meet our extension needs.

First of all, our property manager answered very quickly whenever we had a question, both before getting there and during our stay. We had everything we needed! Very clean! Washer and dryer were a great bonus! The bed was really comfortable! We wished for another chair, there is a couch, but another easy chair would have been really appreciated. Nice table for two to eat, and two good dining room chairs. Nice stay! Would recommend.

This property was a great place to stay for a couple of nights. Check in was super easy (make sure you read your welcome email). I had a little glitch where I didn’t read my instructions fully but staff answered my texts immediately and got me to where I needed to be. The unit itself was clean, had plenty of space, and great amenities. Walking distance to a lot of restaurants and plenty of parking if you’re bringing a car. Very quiet area and I felt extra safe behind the gates. I will definitely stay here again on my next trip to Memphis!
Property was clean. Area is a nice area in memphis. The lication is older and remolded. Needs new floors as there was a hole in the floor by the dishwasher, which was broken, and by the vents. Location needed repairs as one of the reasons i stayed was for the dishwasher, which was broken
I expected a more modern property. The upkeep of furniture, pictures and appliances could be newer. Walls could be painted to hide holes and spots. Things should not be broken. Overall, I did enjoy my stay in Memphis.
