➤ If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

➤ This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

● Please note that a $75 Pet fee will be applied per stay.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than ONE (1) animal, no larger than 20 pounds
● Pets are not allowed on furniture & please clean up after your pets
● Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. Any guests over the max occupancy will be charged $50 per night per extra guest.

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

I enjoyed my stay here. It was a secluded “mother-in-law” suite. Parking was a little cramped. I have a 4Runner and it was a tight squeeze through the driveway to park. But that was my only hinderance. The host was always responsive within 15min. I felt very at home! My key pad died when I had arrived back from visiting home (I stayed at this Airbnb for 9wks) and he responded within 10min of me arriving to give me the lockbox code for the key itself.

Tim’s place is great. It’s located in the secluded back area of the lot and was close to everything. Private parking (tight fit through the driveway, but be confident!), all the amenities. Keep in mind it’s warmed by two small heaters, and although we were concerned it would be cold in there, it absolutely wasn’t. It was very comfortable and too warm sometimes if we weren’t monitoring! It’s a great place, clean, cute, well equipped in the kitchen, and I would totally stay here again.

The location was great for the things we wanted to do in Memphis on this trip. We were less than 20 minutes from everything on our list. The ONLY complaint I had the whole time we were there was the driveway. The driveway is a little difficult to see at first, and it's extremely narrow. We have a Rogue and made it through to the parking, but it was a close fit every time. However, there is parking available on the street in front of the property, and if you have a small vehicle, it would be no problem whatsoever. That said, I would highly recommend staying there, and I would be willing to stay there again! It really was a great experience!

Difficulties with this property that I must share. First, it was very difficult to access the property, which we were aware of from previous reviews. The floors appeared clean but on closer examination, there were many dust bunnies on the floor and filth behind the couch and under stove.. We attempted to use oven, but it didn’t work. We investigated and discovered dead bugs and filth under stove . I notified Tim and then someone from Hawaii, not Tim called me and offered to move us late at night and we declined . There was mouse feces in the kitchen drawers, which I also notified Tim of. The house is breaking down with cracking plaster and filthy windows. There isn’t any central heating although there was a heater that we found in the closet. Kitchen was impossible to work in since there isn’t sufficient counter space. Also, limited storage space except for a small closet. On a positive note, the bed and couch were great and there were window air conditioners that I assume worked.

Negative: Booking communication was poor in that I had to ring the call centre to find out address. Then, I had to ring again to find out wifi network & password. I rang again to report poor security & that I felt unsafe & uncomfortable. Call centre staff said property was secure behind a locked gate. It is not, it opens onto a carpark. 2 x rattly old airconditioners are so loud they had to be turned off. Ceiling fan 'ticks' incessantly & noisily. Windows are filthy to the point of blocking natural light. On the upside, earplugs are provided to block out the noise & the bed was ok.

Located in a really centrally located community. very quiet and we felt completely safe. This is an extra dwelling that sits at the back of the property. Easy to find and park, keypad entry, bed was comfy, hot water was instant with good pressure in shower. smart TV as described. We came during cold front and it was cold! they provided 2 space heaters which warmed the place up but house is older and drafty so come prepared.

3 rolls of TP & half a box of tissues for a 3 week stay. When we asked for more we were told we had been provided with enough, and no more would be provided. The air conditioner was unbelievably loud, even with the earplugs provided. Would not want to go through that again. Location was excellent, and it is a stunning neighborhood. Would rather not stay here again.

The location was perfect and the host was responsive however there were just a few things that would deter me from staying again. The drive is narrow. I was able to through navigate the narrow space, but on my fourth or fifth time, I scarped my car. So I wasn't thrilled about that. The parking situation was a hassle. The host helped clarify but one of the tenants who lived there still made our stay difficult. Additionally, my partners car was parked on the street and his tire was slashed. The home itself is cute and perfect if you just need a quick place to stay. There is no heat but there were a few space heaters that did adequately heat the room, but leaving meant we needed to turn them off. Returning to a cold place isn’t the best. There were also no rugs on the ground, anywhere. Which meant we easily tracked water or dirt inside. Our feet/socks would be very dirty and the bedding was white so had to be cognizant of that when getting in the bed and out of the shower. We appreciate being able to bring our dog and the responsiveness for the host. I would rate my stay a 6/10.

Place is very old. Everything is falling apart lots of foundation issues and creaking floors. Showerhead is very old and falling apart as well.

When driving in be careful, it is very narrow and not all cars will fit either.

The worst part is lack of pest control, and cleaning of floorswhen I was there lots of bugs some of them got in my suitcase and now I have to do laundry again.
