➤ If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

● Please note that a $100 Pet fee will be applied per stay.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than ONE (1) animal, no larger than 20 pounds
● Pets are not allowed on furniture & please clean up after your pets

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

The location of this house was very nice. It’s in a cute neighborhood and close to an area with fun restaurants. Check-in was very easy and the house felt safe with a gated driveway to park.
We had a group of 5 adults, 1 toddler and 1 baby, and the house was a great size! It could comfortably fit a few more people. (3 bedrooms downstairs, one bedroom upstairs). The living room and dining room were both great spaces to hang out, play games, and watch cartoons with the kids. I think a dining table is so important for an Airbnb! This house has good space for dinner and games together. The furniture was all cute and comfortable.

However, we were there during a very hot week, and the house was roasting. Tim & his team were very communicative and did their best to remedy the issue (sent the HVAC company out and brought us new fans). I think it’s just an old/inadequate hvac in a big old house. Thankfully it was comfortable overnight, especially with the fans (and some of the bedrooms have nice overhead fans). We spent a lot of time in the house to accommodate the kids’ nap & bedtimes, etc., and it was just hot. I hate complaining in reviews, but I feel I need to be honest. On a week that isn’t under a heat advisory, I’m sure this house will be even better.

The yard was mosquito infested and was poorly unkept. We seen a fairly large rat on the property. There was a roach in the home upon arrival. The downstairs tub was not secured or level with the floor, so it rocked back and forward while showering. We also had our vehicles broken into while parked on the side of the road at the house. The entire home was outdated, no maintenance, and we felt it was not worth the price.

Negative: The house could have used some dusting before our arrival. There were some other minor issues that maintenance came out and corrected within hours

Excellent location with nearby eateries and entertainment. The rooms were clean and accomodated our party well. There is great off street parking. All major kitchen necessities were there. The place is charming and great for a group.The negatives are that the place needs some repairs and maintenance. The main entry gate was missing completely and the rear entrance wood walkways had loose and rotting boards. We used the front entrance for safety. We also had some minor plumbing issues (no dishwasher and a non-draining sink in bathroom) that were not able to be resolved during our stay, presumably because of the weekend. We were able to work around them.

We had a great stay at Tim's place. It's an old house which means quirks but also charm. It's close enough to the main street in the neighborhood that you can walk, but far enough back that it's quiet. You do get some noise from the planes at night - shakes fist at FedEx - but Tim was kind enough to provide ear plugs and eye masks. He also offered us discounted days at the top and bottom of our stay - we weren't able to use them but a nice gesture nonetheless. All in all a great stay.
