Great location! Walking distance (3-4 blocks) to Overton Square. 15 mins from downtown/Beale St., another 15 mins to Graceland.
Duplex is inside a gated area and felt very safe. Walked around the neighborhood at night with no issues.

This location is part of a series of similar listings that are handled by a large management company. There is no phone number to call or "person" on the other side of the listing. That said, it was as advertised and I was able to book it on short notice without much trouble for logging in. They don't seem to sweep or mop but everything else about my stay was as expected/clean enough.

This is a great place to stay. Nice neighborhood, very close to Overton Square and Overton Park. Overton Square is one of the best parts of the city.
For the price, this place is huge. Fully furnished including pots and pans, silverware and flatware. There was even some oil salt and pepper and some other seasonings. Felt like I was staying in a friends home. Super clean, great experience. I had an issue which was my fault, I went to the side door instead of the front door and could not get in but the management was very responsive and helped me get in. Being in August, the air conditioning was ice cold which was so nice. No icemaker but there are two ice cube trays so if you keep on top of it, you have unlimited ice. I love the industrial style furnishings mixed with modern furnishing in a 1940s house.
I will specifically look for this place next time I am in town because it is close to everywhere I want to be, easy to access, not on the main road, and quiet. The only thing I would make a suggestion on is the bed, it kind of felt like a futon mattress. But with everything else that the rental provides, I have to deduct it from six stars to five. Really a great place.

This was my 2nd ABNB experience and the host did not disappoint the location is perfect to reach every attraction in the Memphis area in a matter of minutes. It is located in a gated community in what was a very quiet surrounding neighborhood during my stay.
This place is the perfect size to ensure you feel at home. The place comes equipped with all the creature comforts of home, the area is extremely quiet, it’s close proximity to all the mid town “happenings.” Very satisfied with this space. The bed was extremely soft and comforter gives you that classic hotel feel. I would definitely recommend and revisit this spot. Thanks Tim and team!

After being there for a few days we had to extend our stay and Tim made it super easy and stress free.

Place is clean which is the biggest thing for me. Bed would squeak when you rolled over though.
Great place to stay. Unfortunately we didn‘t have the time to check them out, but we saw a lot of places closeby to to have bite or a drink. Seemed like a fun neighbourhood!

Charming place in midtown, close enough to walk to Overton Square and a $7-8 Uber ride into downtown. Nice, cozy place to rest at the end of the day after a day of sight seeing and drinking on Beale.
The lock on the door does stick, which was a little annoying. You’ll need to push/pull after entering the code, and will need to key in the code a few times since it doesn’t unlock on the first try. Usually took me 2-4 times of doing this to get in. I’d still stay here again though!

Came down to Memphis for a musical pilgrimage and was in heaven. Tim’s pad was more than accommodating with great recommendations too. I would return to his establishment in a New York second. Great vibes and wonderful experience all around.
The place is in a very good location. It is a few blocks from a beautiful park where there is a zoo and a nice art museum. Also, near the park is a very upscale area with beautiful old homes.
In the other direction just around 4 blocks away is Overton Square with around 6 restaurants, of which several are very good. Within a mile or so are several other cool shopping/ eating areas.
You are also around 3-4 miles away from downtown and Beale Street
While the place is not the Ritz Carlton, it is nice to have your own little place with a living room, kitchen, bathroom and bedroom
A very big plus is the bed is very very comfortable!! It has a topper on it which provides softness and it apostrophe be on top of a firm mattress.
Also, the heating/air conditioning system is outstanding.
The bathroom is tiny but the shower and sink work just fine
The TV is it is like a Roku and you have many options if things to watch. No basic cable but not really necessary
The bottom line is that I would stay there again!
Tim's place is in an excellent location. It's right in midtown and within walking distance of some great restaurants and Overton Park. It's a quiet area and also very safe with a key entry gate onto the property. Parking and checking in was easy. Bed was decent. It had a pillow top on the mattress. The unit is very small. You really wouldn't want to stay there with more than one other person. It was not super homey due to lacking in certain features. The couch is tiny and I'm pretty sure intended to just be an accent piece. There is also not a single towel rod, tissue box, or dish towel in the unit. Stay here for the location convenience and safety.

Great little apartment very close to lots of great things. Close by to zoo and Overton park. Short drive to downtown. Gated community which gave us great peace of mind. Place was very clean - bed was super comfortable! They sent us an awesome “local guide” to help recommend places to eat and things to do. Easy check in/out! Laundry in unit was a big help. Great little no frills place!

Tim’s place was great. Absolutely perfect for a stay. The location in midtown was very convenient. It’s kept very clean and the bed was really comfortable. I didn’t have any issues checking in since it had a key code. This was perfect for me since my flight was delayed almost 3 hours and I got in very late. I was pleased to not have to disturb the host, the instructions he gave for parking, locating the unit and opening the door were spot on. I’d stay here again!

The place is small but great for 1-2 people. The only thing weird is coming out through the driveway, I didn’t have a car and was using airb&b so it was a bit difficult (but the place is gated which is great). I traveled by myself and felt safe while at the airb&b. The place was very relaxing, neat and clean. I had an emergency out of state and couldn’t stay for my whole trip, Tim was very nice and helpful at the time and I was able to change my reservation as per cancellation policy. Side note they recently changed the way the place looks outside and they now have blue doors instead of red, also make sure you read the directions and acknowledge your unit # since there are a few units (I tried to go into the wrong unit and my neighbors tried to go into my unit by mistake-but of course the code won’t let you in if is wrong)
Such a clean and safe space to stay at. It’s also a quick 3min walk to amazing bars in the square. We even walked at night without issue.

Great location with nearby restaurants, grocery stores and parks. It's 15 mins from the airport and an easy 10 mins drive to downtown Memphis, the riverfront and Beale Street! Exceptional and responsive communication from Tim and his team. They provided wonderful recommendations about things to do and places to eat at. Parking and accessing the place was convenient. The kitchen had the basic things you need like pots/pans, plates/bowls and silverware; however, you'll need cooking essentials like oil and seasoning if you plan on using the kitchen area more often. Detergent was provided for laundry which I really appreciate! Would recommend this place if you're looking for somewhere affordable and convenient between downtown and the airport with all the necessary amenities, as well as secured access (the place is gated).
The apartment is perfect if you are looking for a convenient place where to stay close to downtown and the restaurants/groceries stores in midtown. The unit is a bit old, so expect listening to your neighbor's footsteps and quite a bit humid environment. Having a washer/dryer machine and Netflix available on the TV was a plus.
Our stay was great. We had privacy and the home is close to the downtown attractions.
It was a decent place to stay but we did have a couple issues and I did feel a bit comfortable but Tim made it work. He responded back fast was understanding and helpful.

This was my 4th stay at this property. It is consistently good! Its clean, has all needed amenities, everything works properly, plenty of parking. The gated community is a plus and it's a great location for restaurants, entertainment, and other activities.

Tim’s place was good for the price. I have no complaints. It’s not top of the line but it has everything you need. I would’ve liked a TV in the bedroom but there wasn’t one. I didn’t need to communicate directly with Tim but his automated messages left me with no questions and I had no problems.

We use Air BNB quite often and will add Tim's Place to our top choices we've stayed in. Place was just as pictured and in a safe part of Memphis with gated parking which was a must for us. All and all would 100% recommend to others and we would love to come back and stay on our next Memphis adventure!
I really enjoyed my 4 nights at Jefferson Cottage! Clean and pleasant ambiance with eveything i needed. This was my 4th stay at this location and its been consistently good.
We had a great stay! The place was clean, peaceful, convenient, and looked just like the photos. Tim and his co-hosts were kind and responsive.
Nothing “as pictured” was totally different couch ( small loveseat very uncomfortable) , NO dishwasher . Worst thing we encountered was seeing roaches inside upon arrival , and the floors were filthy . Walking barefoot was sticky and with socks they were absolutely filthy . Probably don’t ever MOP them, makes me wonder besides changing the sheets what cleaning is actually done . There was a musty smell and needed air fresheners . With the roaches siting we had no food in the place , and kept our suitcases zipped to prevent taking any home with us.
Only positives was location proximity to things we went to , but there were sketchy homes on the same street .
The apartment was exactly as advertised, the bed was very comfortable, very quiet neighbourhood easy walk to food outlet. No problem recommending to friends.🤓
The start of my stay was rough. I had got in late while it was raining and had troubles locating my unit and getting inside. The unit was not as pictured which flustered me. Mind you the transmission went out in my van 30 minutes outside of the city so I was already worked up. After that I had issues with the a/c not working but they were able to get someone on it right away. The location really is great. The gated housing with cameras and plenty of light help you feel safe inside a city that doesn’t always feel that way. If you’re not familiar with the Memphis area at all this is a great place to be.
It was very clean house and it looked very modern everything was very nice, I would love to stay there again soon.
The pictures for this listing are generic and not the actual unit I was provided. There was a literal hole in the ceiling in the living room and visible mold. The bathroom ceiling was bulging and will soon have a hole as well. The unit smelled musty and I got a cough and respiratory issues after the second night probably from the black mold. The location was great but you will hear trains and airplanes which didn’t bother me. I sleep with headphones and an eye mask which was good because there is a very bright light that shines through the bedroom window from the neighboring unit. This unit needs to be repaired before it is rented again. The location was safe and gated and had parking which was really nice. It was an easy check in and check out process. There was no where to hang your towels in the bathroom so clearly the bathroom pictured is not the same bathroom. But location was safe and a good location For restaurants.
My partner and I stayed here during 4th of July weekend. We were very pleased with the rate during a busy weekend. It was very affordable. We did have an issue with the keypad lock, it was not working one day as we were trying to leave. However, the host was very easy to get in contact with. The communication was excellent. They stated the batteries were low prior to our check-in. I thought it was a little unusual to not change them before, but the issue was resolved as we were out enjoying the town. The location was nice, walking distance to Overton square. The place could have been cleaned a little better around baseboards and ceilings. Overall, we enjoyed our stay and did not have any major complaints.
Very close to Overton square. Was exactly what I was looking for in order to stay in town cost effectively to attend a wedding. Everything is as advertised. Communication throughout was great. Would definitely recommend if you need a cute place to lay your head and want to be within walking distance to Overton square.

Photos online were not what was in the apartment. Amenities were the same type but photos misleading of style. Missing coffee table in living room that was pictured and no rug as pictured. No tea kettle which was listed (tea drinker here). Only 1 dish towel and magic erasers provided to wash dishes (these are not suitable for dishwashing). No bakeware or cookie sheet in the kitchen (we cooked a few meals). Shower was slippery and needed something to help grip. Both guests almost fell. Nowhere in bathroom to hang towels (a simple hook would have been helpful). Soap dispenser in shower was not labeled. Did not know what the three liquids were. Laundry supplies provided and coffee provided for drip coffee maker. Bed was comfortable.
Tim’s place was what me and my husband needed for our weekend stay. It was clean. The area was very quiet. We were close to everywhere we wanted to visit. Check in was very easy. Tim was very responsive. We had no complaints being there. Highly recommend.

The place was in a great location; walkable to many restaurants and shops in the area. There were some minor updates that could be made to the bathroom but overall the stay was comfortable, quiet and exactly as described. The gated parking was a major plus!
Stayed the summer for an internship. Place was functional and clean.
We enjoyed our stay. Would have appreciated a late check out even if we incurred a fee. Appreciated the gated community in Memphis. Duplexes were nice, we stayed here for the last couple weeks of our renovation, and it really helped us out.

My husband and I enjoyed our stay! We ended up getting into Memphis/the AirBNB a lot later than expected, and Tim was awesome about communication. Check in instructions were clear. We liked the space! It was cozy and clean, the art was cool, and the location was fantastic. Would definitely stay again!
The only thing to note is if you're the type of person who likes an airbnb to have extras (i.e. you lose a bobby pin and need more or need an extra razor or pillow, etc.), you won't find it readily. This was a straightforward airbnb, which we absolutely loved. But also, Tim's awesome at communication and responds super quickly, so I have no doubt if you need something, he'd be happy to help!
I choose Tim’s property everytime I am in Memphis. It’s clean, peaceful and he is a very responsive host. I know for sure the property will always meet my needs.

Tim was amazing as our host, and the apartment was ideal and everything you'd need for a trip to Memphis. Secure gated community with easy parking, which we loved since we had a hire car. Overton square and park are very close walking distance, and taxis are very easy to get into downtown, ours cost around $12.
We felt very at home in this apartment and were sad to leave. So thanks Tim and hopefully we can come back again!

Leider hatten wir keinen schönen Aufenthalt. Die Wohnung ist nicht die, die auf den Fotos abgebildet ist. Ja alles ist sehr sehr sehr alt und abgewohnt, das wäre nicht weiter schlimm gewesen aber der modrige, schimmlige Geruch war schrecklich. Es steht auch ein Entfeuchter mitten am Gang... Es war auch nicht sauber: Haare, Federn lagen am Boden und im Bad. Die Lüftungsschlitze, die zum Kühlen und zum Heizen verwendet werden waren nicht nur uralt sondern voller Dreck und Staub, es war grauenhaft. Die alten Türen und Fenstern dichten nicht ab, somit ist es sehr laut, an Schlaf kaum zu denken. Und ja wir haben alles sofort gemeldet - es kamen Nachrichten, dass es ihnen leid tue, aber wirklich passiert ist nichts - nur der Hinweis, dass ein Luftentfeuchter in den Staaten Standard ist und nichts mit Schimmel zu tun hat.. Leider keine positive Erfahrung. Ja ein vorzeitiger Checkout wurde uns angeboten aber so schnell konnten wir nichts anderes finden.

The apartment was clean and safe and had everything we needed. It was perfectly sized for 2 people staying for 2 nights. We were a little surprised when the rooms were completely different from the photos listed with this, the bedroom and bed seemed smaller, but maybe the same layout??
Well worth the price. Clean and tidy. Nice to be able to go home with clean clothes thanks to the laundry pods. Very communicative. Because of the great communication, I didn’t need to request anything, but I’m quite certain I would have gotten a response if needed due to the great communication up front and during the stay. Last minute booking in Tim’s Overton Square rental unit with self check-in was a breeze especially after a late flight. This quaint, reasonably priced gated unit is roomy enough for 2 occupants, had all of the amenities as listed on the website, & is centrally located near buses/restaurants in a safe neighborhood. Tim was an extremely accommodating, pleasant, & responsive Host. One morning between 2-4AM, Tim attempted to assist me with troubleshooting a WiFi issue, but it turned out to be a router malfunction so he provided favorable options to make the remainder of my stay comfortable. My only complaints were that the pedestrian gate code was inoperable r/t the freezing weather conditions prior to my arrival & the firm bed d/t my back problems. However, pillows were used to soften the bed. Definitely would return to one of his Airbnb properties again when needed.
