Welcome to your Midtown Memphis stay. This spacious 80 sqm, 1st-floor colonial apartment unit blends historic charm with modern comfort. Built in 1912, the apartment building has 2 stories with 8 units, and this unit is located downstairs and is the largest in the building. Original wood floors, coffered ceilings, and a fireplace set the tone, while tall ceilings, large windows, and central air conditioning and heating create an open, comfortable, and inviting atmosphere.

The living area features comfortable seating for all guests, a Smart TV for streaming your favorite shows, and a dedicated workspace if you need to stay productive. You will have full access to the apartment with no locked doors or cabinets. The unit includes two private entrances: a front entrance for easy access and a rear entrance that leads directly to parking.

Street parking in the front is free, and there is also plenty of parking in the rear of the property.

Your apartment has digital door locks so that you can check in on your own. Meeting you there in person won’t be necessary, but we will be available 24/7. If you need anything at all, just send us a quick message.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival

3. If you are a local resident, you must contact us before booking

4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

5. No parties or events allowed

6. No Pets allowed.

7. Guest must provide us with a valid ID that matches their credit card information. For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

10. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

11. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

12. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled

13. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

14. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

15. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

16. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

18. For your security and protection the property is equipped with an exterior camera

19. Remember to take all your belongings when checking out. Left something? There's a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!

20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

21. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

22. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

23. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

As with any older home there are quirky things too (thin floors, so you can hear every step of the upstairs Airbnb neighbors, and also the running water of showers, sinks and toilets of other units - which didn’t bother us). This was our first experience with an Airbnb host that does not offer flexibility of an early check in or late check out (we even offered to pay extra but the answer was still no as they needed the time for cleaning).

The bed in the master bedroom is not as comfortable as the bed in the smaller bedroom and it makes loud creaking sounds with every movement including sitting on the bed.

Living room furniture is due a refresh as they are stained and show signs of heavy wearing so when we arrived there were blankets on the living room chairs and couch.

Tim’s team was fast to respond to our messages when we alerted him (them) the home had no hangers and no kitchen towels. We enjoyed our time.

A great option for Memphis! We really enjoyed our stay. The beds were very comfortable, the decor is very cute, and there is definitely plenty of space for 2-4 people to enjoy. The kitchen is well equipped for a few quick meals, and there are a lot of restaurants and delivery options nearby. There is plenty of parking in the back of the building. The alleyway to the parking is a bit tight, but if you have a larger SUV or truck, you can easily find parking on the street. Overall, highly recommend!

The house itself is beautiful and they’ve done a nice job with the renovations and decor. Unfortunately, it is situated in an undesirable neighborhood. Surrounded by run down homes and an old apartment complex across the street. Neighbors old sofa was on the curb next to the street and a used to-go food container on the steps leading up to the house. We arrived at night time and were actually scared to get out of our car. We contacted the host while sitting parked in the car out front with our concerns and received a pre-generated response that had nothing to do with our safety concerns. We eventually decided to go ahead and go in. After we got inside, we reached out yet again and the host finally responded that he was happy we had made it inside ok and offered suggestions on 2 restaurants. Never once addressing our concerns regarding safety. The front room/living room had dark & musty blankets on the furniture leaving things feeling drab and old. There was a collection of dust on surfaces and things definitely could use a once over with a duster. Drapes also could use a good shaking as there was a collection of dirt and debris in the bottom of each. LOVED the gallery wall!! Beds were clean and comfy. LOVED the subway tiled bathroom and it was clean. Nice hot shower!! Extra 1/2 bath was nice. Trendy restaurant area was just a short drive away. This is an honest review from a fellow BnB host.

The water from the tap tasted pretty gross and metallic so you might want to bring your own water for drinking purposes, BUT this did not at all deter me from wanting to stay here again!! The place is cool if you are a college kid on a road trip. As older adults, there were some problems. The cleaning staff did not do a "spotless" clean and there was debris on the floors and in the beds. Also, the upstairs neighbors were loud at 4:00am. We had to switch rooms at 4:30 because they were so noisy. The beds were not comfortable and were squeaky. The communications were great and the check in process was super easy. I think the owner cares about delivering a good product, but this was our experience.

This historical apartment was the perfect place for us to ring in the New Year. It's cozy and offers plenty of space. It offers two queen beds, one very comfortable and another that is very hard and loud but otherwise fine. The walls are thin and you can hear other residents in the building. There are a few sketchy apartments across the street but overall we felt very safe inside the home. You're also conveniently close to so many restaurants and a Kroger. One inconvenience is the water was shut off the morning of checkout which was very inconvenient. Unable to shower, brush teeth, or use the bathroom is less than ideal. Our host looked into the issue but it was unable to be fixed before we had to check out. And no late check-out was offered. Hopefully this was a one-time thing. Regardless of that, we loved the apartment, got a good night's sleep, and we would definitely stay here again!

Overall, the stay was easy and check-in was seamless. Prior to check-in Tim communicated regularly to ensure everything was covered. We had plenty of space for a group of four and parking was easy. The overall apartment was clean and the downstairs laundry was convenient. The only issue we had was with the internet going out. Once this was going to be addressed the only problem was a new number reached out to me (different than the one I had prior communication with) so I did not know and was not given a heads up when I returned to the apartment and two people (not Tim) were inside to fix the issue. This of course was startling and unsettling. Other than that it was a good stay.

Tim's place was perfect for myself and a co-worker to come an stay while in town for a work trip. The space was great for working during the day and relaxing in the evening. This was our home away from home. What a perfect house! So spacious, comfortable, tastefully decorated and in a perfect spot. We enjoyed every minute. Extra bonus was the electrical fireplace. Communication was also excellent, answers came within minutes.

Place was just as advertised! Easy to find and in a great part of Memphis. Close to Overton park, Cooper-young, and downtown. My only issue was that the tenants upstairs were super loud so it was a bit difficult to get a good nights sleep. A bit out of the owners control though. Other than that, great place to stay!

This Airbnb is spacious and I recommend it to future guests. Beautiful space with comfortable sleeping - as in the best bed in the world!! I think they spray cologne on the bed because it smelled good. The sofa area was nice to hang out. The kitchen set-up was good for storing and reheating food. The coffee set-up was a Keurig with 3 pods and 2 creamers provided. Tim and his team were very responsive.

In a great location we were 10 minutes or less from everything we had planned on our trip. However if you are a light sleeper there are people who stay above you and we could hear them all night. This wasn’t a “stocked” airbnb it only had the bare essentials. Overall it was a great space. The host was awesome to work with and responsive.

We loved the old charm of the apartment. Very spacious and comfortable beds. New fridge and stove so it was easy to cook a quick breakfast before we headed out for the day. Suggest getting the go-puff app u can order coffee, ice, and water in a snap when you arrive. Location was perfect we took Uber and was very affordable. Southern hospitality was in full swing everyone was super friendly. We also sat on the porch and enjoyed the breeze in the evening. Highly recommend.

Our first time visit to Memphis was made memorable by this beautiful gem of an apartment in a colonial style building with high ceilings and an art decor style. An added convenience was the parking behind the house, although there was free curbside parking available as well. Tim is an excellent communicator and proactively communicated with us from a flawless check-in to checkout.

While most of the amenities were perfect, he did inform us about some level of noise from the apartment above (given the wooden floorboards). We did not have an issue as the noise was generally minimal. The only thing to mention is that we found some of the kitchen pots and pans to not be convenient for cooking/making breakfast as they were very thin. But we don't know what it takes to run an AirBnB successfully, so this is a minor comment that we addressed with Tim. All other amenities such as towels, shampoos, cleaning supplies, coffee pods were as mentioned. Highly recommend this gem of a place!!

The old architecture was beautiful, but I did not feel safe in this location. The windows offered a nearly unrestricted view into the living room from the street and that made me super uncomfortable. We did notice a little noise from upstairs, but it wasn’t bad at all.
