This is a 4 unit property that is shared, but incredibly quiet and secure. 2 units have been updated, the other 2 keeping the historic charm. If you want a “modern” unit with laundry, be sure to ask for it.
Overall, the property is clean and well kept.
Tim's apartment was very clean and functional for our 5 day stay. Excellent quiet location for its proximity to midtown bars and restaurants. Beds were very comfortable and rooms had portable A/C units to help with cooling off in Sacramento heat. It turns out that we have stayed in this apartment before and my guess is that we will again as well :) Thanks Tim and team!

We really enjoyed our stay at Tim'e place. It's not fancy – the building is old and you may miss a few modern conveniences (not a lot of outlets, for example), but it has tons of charm and is in an excellent location. Comfortable beds. Very clean. Would definitely stay here again.
great midtown location with small local restaurant few blocks away. very walkable. parked in street easily on the weekend as the dedicated parking spot was too small for my minivan. i enjoyed Netflix access and clean bathroom. several A/C devices to help well against the summer heat. a very good spot to enjoy the city and the green neighborhood
I loved this place! I had a bad experience at a previous Airbnb and had to make a last minute arrangement for the rest of my stay. Tim and his team were super responsive and were able to get me booked in less than 24 hours! I loved how it felt like my own private apartment and super safe which is important to me while traveling alone. I loved the old historic home feel and they really did a nice job keeping those unique home features like the tub and cabinets! It was really nice. The location is amazing and my friend and I were able to walk to coffee shops and restaurants! The parking was a little confusing but the hosts were understanding when we didn’t quite get it right which I appreciate. I will definitely be staying again in the future.

This is one of my all time favorite Airbnbs! Tim made the entire experience from check-in to check-out very easy and comfortable! The location is prefect! The street and building are quiet but just 3 block walk away is a ton of restaurants, bars and cafes. The apartment itself is even more beautiful in person. I was traveling alone to Sac but felt extremely comfortable being here solo and getting around. Wifi is great - I was able to take work zoom meetings without any issue as well! 10/10 would recommend.

Perfect for what I wanted. Extremely quiet, private and walkable. Lovely neighborhood and lots of fun restaurants close by. I walked everywhere from this location - all the museums, the Delta Queen, the capital. Loved the coffee and kitchen too! I will be back for sure.

What a great location! Walk to many different restaurants, small grocery stores and lot of other stuff. The Farmers Market right down the street on Saturdays is super cool. The house was def vintage, but everything worked. A/C was good & lots of hot water. I did not use them, but the cookware & supplies looked first class. Don't plan on taking a shower in the clawfoot bathtub---simply too hard to do. Very comfy memory beds. Easy access with a coded entry & front door.

We had a great stay. Very centrally located, charming little place to stay and nice and clean! My only complaint might be the parking situation, if you have a bigger car it might be challenging to park in the back and the street parking is 2 hour - it wasn’t hard to find parking, just difficult with the time limit BUT that has nothing to do with how helpful Tim was and how great the AirBNB itself was.

This place fit our needs great! Aside from a small mishap (that was corrected in a convenient and timely fashion) this stay was perfect. Great for a small group of friends or 2 couples.
The apartment is in a great location. This was my first time in Sacramento and it felt very good! Near restaurants, coffee shops, laundry, etc. I had some problems with the kitchen that were solved and Tim’s team were there to help. I do have to say that the apartment is old and you can hear the neighbors… I am pretty sure they could hear us as well, but apart from that, everything was ok. Thanks!

Nice apartment in Midtown. The location is close enough to walk places but not along a busy street. Communication was great and very fast.
Comfortable clean & quiet.
Place was alright if you weren’t counting the bug and spider problem, had a run in with some cockroaches and a couple other kinds of bugs in the bathroom and spiders under the bed as well as on the wall where the bed is and the the closet.
Wonderful space with off street parking. All the comforts of home in a safe/walkable neighborhood with beautiful trees and plenty of restaurant options. Convenient to downtown and great for a working traveler.

Great location! Lovely place to stay! So much within walking distance you’ll have trouble deciding where to eat because the choices are great.
Property managers are prompt and attentive. I had an issue with the heating not working but they sent someone over right away and resolved it within minutes.
Other guests mentioned neighbor noise - it’s not even enough to really mention further, in my experience. It’s a pretty quiet street so there’s also not really much street noise. Definitely recommend!

Was only there for one night so I didn't spend much time in the unit. There was no heater in the rooms only AC/Dehumidifier. the back room was freezing! but overall it was a fine place to stay. A little counter in the bathroom would be useful for future guests.
I was in town for business and Tim and his team were very responsive to any questions I had. They even accommodated a last minute extension of the rental.

This place was a total gem! Loved that it was in midtown and super close to everything. I could walk to shops, cafes, restaurants, entertainment, etc. My favorite thing to do was hunt for art murals and visit coffee shops around the area.
I stayed during the cyclone bomb and they stayed in communication with me when it came to power outages, or outside companies coming in to deal with trees that have come down or potential to cause damage during the storm.
They were also super quick to answer any messages I sent, and always so professional and kind with their responses.
I would definitely book with them again.

Comfy bed and linen, super clean bathroom. Very good value for the price as there are 2 large bedrooms. Another guest checked in beneath us in the same building and decided to max out their stereo with hip hop at 3am and that was pretty terrible, thankfully Tim had a space heater I used as a noise machine to get back to sleep. I notified Tim and he immediately sent over a noise machine the next day. Very responsive host.
Tim’s listing was exactly as described, if not better than expected! The location was AMAZING, and very central to the heart of midtown. It was just a few blocks away from restaurants, bars, clubs, coffee shops, the farmers market, etc. The space was clean, organized, and beautifully decorated. The beds were comfortable, and everything you would need for a short stay was provided. Lastly, Tim and his team were very attentive and quick to respond any time we had a question. They also provided very clear and concise instructions for check in and check out. I would absolutely recommend this listing for anyone who wants a peaceful, walkable, fun weekend in downtown Sacramento.
Cozy, clean and safe. Comfortable, home-like feeling. Well-stocked with rooms located on opposite sides of the upstairs apartment; rooms separate by kitchen and living room. Great central downtown location with plenty of free street parking along with 2 car private parking. Not on a thoroughfare - worry-free, no traffic street.
Compared to similarly located other properties this one exceeds value! l recommend this property for short or longer term stays.

Loved the location, the off-street parking, the tub and general aesthetic— but the back bedroom fell a little short because the heat doesn’t reach back there so it was freezing cold overnight, also the room lacked a reading lamp and the blinds let in a lot of light at night.—esp back porch light. I still slept pretty well and if you added a space heater back there I’d probably stay again. Thx!
This is the third time I've stayed at this location, first time in a two-bedroom, and it was like coming home. I love this 1890's home divided into four apartments. We always try to book here when visiting Sacramento, and we're never disappointed. It reminds me of staying at a favorite auntie's farm house. The beds are comfortable, kitchen is clean (coffee maker on the counter a plus!), living room is cozy with a ceiling fan, and two bedrooms are on opposite sides of the apartment (divided by living room, kitchen, and bath), which is great for privacy. Noise is kept down after 10 pm, and Tim has parking available in the back (a huge benefit in midtown). The building feels secure with coded locks and security cameras, which are much appreciated in any city. The property manager is friendly, experienced, and responds within minutes with answers to questions. Love it here!

Great location and I really liked being able to stay in one of Midtown's historic homes. The street is pretty quiet at night and the comfy bed made for a good night's sleep each night. We enjoyed having a full kitchen to prepare meals. Tim was quick responses, so we had a really good stay.

the place is conveniently located on a quiet street steps away from the midtown. you can even walk to the Capitol and downtown if about 30 minutes.
House itself is rather old, yet it is well maintained and equipped with most of the amenities you may need.

A cool and pleasant respite, a few short blocks from downtown
Positive: This house was conveniently located near my work sites. It was clean and well appointed. Air conditioners in each bedroom kept the place delightfully cool, at the end of a hot Sac'to spring day. The digital combo lock access method made for extremely easy "check-in". The minimal list of check-out duties (turn out the lights, and lock the door behind you) made for swift and easy departure, too.
Negative: Oh, the bed was a little firm for my taste, but didn't interfere with my sleep. The Roku TV had a bit of a learning arc, but nothing too onerous. Really, nothing to complain about in our brief stay. I was a little puzzled that, in using booking.com, I'd anticipated I was booking a hotel space, so I was surprised to find it was just an AirBnB by a different name (underscored by "airbnb" showing up in the WiFi address). But that's on me: I really should have been tipped off by how the nightly price listed on the site suddenly increased by another 50% upon booking (or, hey, by maybe paying more attention to all the info in the listing).

I've stayed at Tim's property once before in another unit. The area is walkable and the home is sufficient but very dated. it is an older place so some is expected. My reason for a BAD review is their very inconsiderate communication regarding a REQUEST for a later checkout of 15 to 30 mins as I had a phone meeting that took my time to get ready in the morning. They flatly refused, citng the cleaners were to arrive immediately at 11am. While it felt a little harsh I accepted their refusal and while I was busy rushing to get myself together and out the door they sent me several more messages demanding that I leave at 11am, then proceeded TO BLOCK ME and cut communication??? All for requesting, respectfully and with graciousness, a few more minutes for check out.
Extremely odd, unprofessional, and frankly a bit childish. I'll also point out that they lied about the cleaner coming right at 11am, because I was still there outside while I organized myself on the street and no one arrived!!
The beds in the rooms were comfortable and the area had some hidden gems that was worth going to in the walking distance.
We needed a quick place to stay the night before a flight and Tim’s place was the perfect spot! It was super easy to get inside and was an AWESOME location. We were able to walk and ride bikes everywhere!
